Are you buying a home?

1. Evaluate your budget. Knowing what you can afford is the first step to the home buying process. Evaluate your budget using a Budget Worksheet. Although a lender may approve you for one amount, your budget may say you need to stay within another limit. Understanding downpayments, closing costs, and the monthly mortgage payment can help save you a lot of headache down the ro2. Get Preapproved. I’ve worked with a number of lenders and can point you in the direction that will save you time and money. Many mortgage lenders specialize in specific areas, so if you are going conventional, FHA, VA, or USDA you want to know that the lender is the right match for your needs.

3. House Hunting. After you have been preapproved, we set up an appointment to view the houses on the market. That way you can see the same thing I see. The majority of research happens online, with 92% of home buyers use the internet in some way during their searching proces.1 There is no need to look at 30-40 houses anymore. Now, most buyers search for about 10 weeks and view 10 houses before finding the one to buy.1 When we look at houses, we’ll keep in mind your wants and needs. We’ll look at the area, the environment, and things we can’t change. I bring my camera with us so we can document the searching process and easily look back on the pictures. When we’ve narrowed down the houses, I don’t drag my feet, nor should you. In Coos County, houses are selling quickly, especially those prices well in the desireable neighborhoods.

4. Making a offer. When you find at house that meets, it’s time to make an offer. I help you by comparing the house to similar properties. We want to make sure the offer price is appropriate to the value. We want to validate the price we’re offering. Making an offer usually includes earnest money to show that you are a serious buyer. There are situations where you get the money back, or the seller keeps it, which we go over in more depth. After we make an offer, there are a number of deadlines we must meet for inspections, repair negotiations, repairs, and loan applications. I am your number one advocate from begining to end, and make sure that we stay in commincation with all parties involved. I promise to act in your best interest, follow your instructions, and represent you to the best of my ability.
